Cape Cod Real Estate Market Update: June 2026

The Cape Cod real estate market posted a strong June, with higher sales activity, rising prices, faster transaction times, and increased buyer demand across several property types and price ranges.

A total of 423 residential properties sold in June 2026, up 26.6% from June 2025. The median sale price reached $737,000, a 1.4% year-over-year increase. Total sales volume climbed 27.5% to nearly $419.6 million.

These numbers point to a healthy and active market. Buyers remain engaged, homes are moving quickly, and prices continue to hold firm. However, conditions vary by property type, price range, and area of Cape Cod.

Cape Cod Home Sales Increased Sharply in June

Residential sales increased 26.6% year over year, rising to 423 completed transactions in June.

Single-family home sales increased 19.4%, with 314 properties sold. Condominium sales recorded an even larger increase, rising 52.2% to 102 sales.

This increase is supported by stronger pending activity in the months leading into June. New pending sales rose 16.2% across all residential property types, while single-family pending sales increased 14.1% and condominium pending sales increased 19.1%.

The growth in completed sales reflects more properties moving from pending status to closing, rather than price growth alone.

Cape Cod Home Prices Continued to Rise at a Moderate Pace

The median residential sale price increased 1.4% year over year to $737,000.

Single-family homes recorded a median sale price of $825,000, up 3.1%. Condominiums reached a median price of $510,000, up 2.2%.

Year-to-date price increases remained modest. The overall median price rose 0.4%, the single-family median rose 1.4%, and the condominium median rose 2.1%.

This trend shows that prices are still increasing, but at a slower and more measured rate than sales volume. Higher activity did not produce a dramatic increase in the overall median price.

Buyers Moved Quickly on Well-Priced Homes

The median time on market for all residential properties fell to 15 days in June, down from 17 days one year earlier.

Condominiums saw the largest change. Their median market time dropped from 35 days to 18 days. Single-family homes had a median market time of 14 days, compared with 13 days in June 2025.

The decline in overall market time was largely supported by the condominium market. Condo sales increased 52.2%, pending sales increased 19.1%, and the median time on market fell by 17 days.

Homes that matched buyer expectations on price, location, and condition continued to attract attention quickly.

More Cape Cod Homes Entered the Market

Cape Cod recorded 474 new residential listings in June, a 9.2% year-over-year increase.

Single-family listings increased 13.8% to 371 properties. Condo listings moved in the opposite direction, falling 7.6% to 97 properties.

The market still absorbed a large percentage of the new inventory. New pending sales equaled 82% of new listings across all residential properties. For condominiums, pending sales equaled 84% of new listings.

This indicates that additional inventory gave buyers more options, but demand remained strong enough to absorb much of the new supply.

Sellers Continued to Accept Offers Below Asking Price

The typical residential property sold for 1.7% below its asking price in June.

Single-family homes sold for an average of 1.5% below asking, while condominiums sold for 2.3% below asking.

This trend shows that buyers had some room to negotiate, even as sales increased and market times remained short. The market favored accurately priced homes, while properties listed above buyer expectations were more likely to require negotiation.

The Condominium Market Was One of the Strongest Segments

Cape Cod condominium sales increased 52.2% in June and 18.2% year to date.

The median condo price rose to $510,000, while the median time on market dropped to 18 days. Pending condo sales increased even though new condo listings declined.

The combination of fewer new listings, more pending sales, faster sales, and higher completed transaction volume created strong competitive pressure within the condo segment.

Condominiums also remained priced below the single-family market, with a median price of $510,000 compared with $825,000 for single-family homes.

Mid-Priced and Luxury Properties Recorded Strong June Activity

Sales increased across most price categories in June.

The $400,000 to $599,000 range recorded 91 sales, up 31.9%. The $600,000 to $799,000 range led the market with 110 sales, up 15.8%.

Several higher-priced categories also posted large gains:

• Sales from $1.2 million to $1.39 million increased 42.1%.
• Sales from $1.4 million to $1.99 million increased 122.2%.
• Sales from $2 million to $2.99 million increased 69.2%.

These increases helped raise total dollar volume by 27.5%, which was slightly higher than the 26.6% increase in the number of sales.

Sales Growth Varied Across Cape Cod

Every major Cape Cod region recorded higher sales in June.

Outer Cape sales increased 39.4%, Upper Cape sales increased 36.4%, Lower Cape sales increased 20.7%, and Mid-Cape sales increased 19.4%.

Town-level activity also varied considerably. Chatham sales rose 83.3%, Mashpee sales increased 65.4%, Provincetown sales increased 66.7%, and Barnstable sales increased 42.6%.

The differences among towns show that Cape Cod does not operate as one uniform market. Local inventory, property type, price range, and the number of available listings influence each community’s monthly results.

Is the Cape Cod Real Estate Market Healthy?

The June 2026 data points to a healthy and active Cape Cod real estate market.

Sales rose substantially, prices increased modestly, new listings improved, and most homes sold within a few weeks. Buyers gained some negotiating room because properties generally sold below asking price, but strong pending activity prevented the market from shifting heavily in their favor.

The market remains competitive, especially for condominiums, well-priced homes, and properties in active price ranges. Sellers should pay close attention to pricing, while buyers should be prepared to act quickly when a suitable property becomes available.
